NHS Bolton Hospital

The Trust secured NHS capital funding for a lighting project of £1.7m, however, proposed costs for upgrading the hospitals lighting systems were significantly above the level of funding available (circa £1.8m).  Through previous successful partnerships with the iFM, Maloney Associates (MA) were asked to give a project appraisal to see if anything could be done.

Through a combination of value engineering and keen negotiation, the cost of the project was successfully reduced to under £1m.

Furthermore, this project was delivered during the Covid-19 pandemic, which posed its own challenges. Not only this, but due to the nature of this client, there had to be no impact to patient care during the whole process. Therefore, 95% of the work was carried out during the night to minimise disruption.

What were the project results? 

  • Significant improvement in light quality and aesthetic appearance for both patients and staff alike.
  • Maximised financial benefits of £304,000 per annum
  • Return on investment in less than 3 years
  • Reduction of 1,661,000 kWh
  • Equivalent to 900 tonnes carbon emissions
  • Equivalent to taking 4,140 vehicles off the road every year
  • According to staff, they no longer need to change failed fluorescent tubes on a daily basis
  • Improved 7-year parts and labour warranty means LED lighting is effectively
    ‘fit & forget’
  • Improved infection control from reduced cleaning regime for Domestics

What were the key project objectives?
